If you’re considering moving to Denver and want the convenience of walking to amazing restaurants, coffee shops and shopping with family and friends, this is one of the most walkable neighborhoods in the city. 2001 S. Marion Street sits on a corner lot right next to Platt Park, South Pearl Street and the University of Denver. It’s a 1950 mid-century modern home with plenty of updates, listed at $775,000 with 3 bedrooms, 2.5 baths, 1,841 square feet and a 2-car detached garage.
A kitchen made for entertaining
Start in the kitchen, which is expansive and made for entertaining. The cabinetry and windows are beautifully laid out, and the floor plan flows seamlessly into the family room. Off the main living space you’ll find the convenience of a washer and dryer and a half bath.
Your own outdoor space
The backyard is fenced with lots of privacy and a brand new patio for extra seating. There’s a spot off to the side that would make a beautiful fire pit area with lighting, and mature trees all around add to the privacy.
Upstairs: three bedrooms and cork floors
Windows greet you as you come upstairs, filling the landing with light. One bedroom sits right off the hallway with lots of space and storage, and the second bedroom is also off the hallway, followed by a full bath. All of the flooring throughout the house is cork, which is soft and warm underfoot and helps with noise dampening.
A primary suite with a private deck
The best part of the primary bedroom is stepping outside to a private, serene deck among the mature trees. It would be perfect for a fresh cup of coffee in the morning sunshine. Back inside, the en suite bath is fully updated, with a walk-in closet and subway tile. The owners had exquisite taste in the tile and the color throughout.
South Pearl Street, the heart of Platt Park
South Pearl Street is the heart of the neighborhood. A farmers market runs every Sunday from May through mid-November. When the market isn’t running, you can head to Sushi Den for dinner, Sweet Cow for ice cream, grab coffee or tea, stop at a local market with daily provisions, and browse the boutiques with friends and family.
A short walk from all of this is a quieter side of the neighborhood: Platt Park itself, the park the whole neighborhood is named for. It has big shade trees, open lawns, a playground and winding paths, surrounded by tree-lined streets and some of Denver’s classic historic homes.
The University of Denver, Wash Park and more
Head east and you’re at the University of Denver, about a 12 to 15 minute walk. The campus brings energy to the area with Pioneers hockey, campus events, and restaurants and coffee shops all around it. About a 20 minute walk north is Washington Park, with two lakes, beautiful flower gardens and the loop that so many Denverites walk, run and bike every day.
Schools, light rail and Harvard Gulch Park
Asbury Elementary is right across the street, and you can see it from the front room. The middle and high schools are Grant Beacon and South High, both in Denver Public Schools. As always, check school boundaries with the district. You can leave the car at home, too: the University light rail station is close by, with an easy ride to downtown Denver and the Denver Tech Center. About a 15 minute walk away, Harvard Gulch Park has paved trails, sports fields, playgrounds and its own golf course, an easy spot for a morning walk or a weekend round.
My favorite room in the house
By far my favorite room is the converted front porch: fully heated, with cork floors, mature trees all around, and lots of sunlight and privacy. It would make a wonderful reading nook, a spot for morning coffee or a lovely home office.
