What's New Along Castle Pines Parkway This Fall, and the Storefront Still Waiting

"The City does not directly 'pick' which businesses come to Castle Pines." That line sits on the City's Rumor Has It page, where staff answer the questions residents send in. It explains more about this fall's changes along the Parkway than any ribbon cutting does.

According to the City, the approved zoning decides what kind of business can go on a parcel. After that, the property owner decides whether to build, who to lease to, and when. The City processes the applications. It does not choose the tenant. Every opening and every vacancy below follows from that one rule.

Two Addresses, Ten Numbers Apart

On October 5, 7 Brew Coffee opened its drive-thru stand at 570 Castle Pines Parkway, at the southeast corner of the Parkway and Debbie Lane. USA TODAY listed it among the chain's October openings. As recently as July, the City was still describing the lot next to Wendy's as under construction.

Next door, at 560 Castle Pines Parkway, the former Safeway building is still empty. The City's account goes like this. Safeway had a multi-year lease, and it was terminated last year. The owner then signed an agreement with a private fitness facility called Engage: A Total Wellness Community, and that deal fell through too. In the City's most recent update on the site, dated March 26, 2026, the owner was still looking for a tenant.

So two neighboring parcels on the same arterial ended up on very different timelines. A small drive-thru pad and a full grocery box are very different spaces to fill, and the City has no lever to make the second one move faster.

Two Years Dark, a Year of Remodeling

Up the road in the Village Square center, the space that may have drawn the most local attention reopened this fall. DougCo Social reported that Castello Italiano soft-opened on Monday, August 31, and opened for good on Tuesday, September 1, at 361 Village Square Lane, Suite 130. That's across the street from the Castle Pines library.

The address has a long history. The restaurant opened as La Dolce Vita in 2003. It became Pino's Italian Kitchen & Bar in 2017 and closed at the end of September 2024, according to the same DougCo Social piece. It stayed dark for about two years. Duke's Steakhouse, Pho 5 and Alta Empanada kept the center going in the meantime.

The new owners are Petrit and Erion, the family behind Farro Italian Restaurant in Centennial, and Castello is their first expansion. Petrit told DougCo Social that the renovation took about a year. He also said they weren't looking for a Castle Pines location specifically. The space came available and they took it. That's the landowner-and-tenant model from the City's page: the space opened up, and an operator decided to take it.

For anyone planning a dinner:

  • Hours: dinner only. Tuesday through Saturday 4 to 9 p.m., Sunday 4 to 8 p.m., closed Mondays. No lunch and no happy hour are planned for now.
  • Reservations: walk-ins are welcome, but reservations are recommended. Online ordering is for scheduled pickup only.
  • Size: seats 157, with TVs over the bar. Parking out front can get tight.
  • On the menu: bison short rib ravioli in vodka cream, a wild boar ragu over pappardelle, and a 16-ounce Black Angus ribeye.

A small note on the name: the City's rumor page spells it "Castilla." The restaurant itself uses Castello, which is Italian for "castle."

Where the City Does Have a Say

The City can't pick tenants, but it does rule on site plans. The clearest example is the McDonald's proposed near Lagae Road and Castle Pines Parkway, in the Parkway Plaza development. City Council denied the drive-through's site improvement plan on May 28, 2024. The applicant, CP Commercial, LLC, sued. In August 2025, a Douglas County district judge upheld the Council's decision. No appeal was filed, and the City says nothing further has happened on that plan.

That's the City's other tool. It can decide whether a specific plan meets the code. It can't put a business on land the owner wants to leave empty. The City also says most of the vacant land in Castle Pines is held by a small number of owners, and that owners of existing centers prefer to choose their own tenants.

Within those limits, the City has used the tools it does have. It set up the Castle Pines Urban Renewal Authority in May 2023 to help revitalize the Business Zone District. In November 2025 it launched Open Rewards, which gives participants a 5% reward for shopping at Castle Pines businesses. The City is direct about where this leaves things. It says the success of local businesses will depend on residents and visitors shopping locally.

Arriving Next Month on Canyon Forge Drive

The biggest new building in town is on private land in The Canyons, and it sets its own schedule. Life Time Castle Pines, at 7373 Canyon Forge Drive, says on its location page that it is "Arriving November 2026," with a waitlist open for early members. It describes a club of more than 102,000 square feet with indoor and outdoor pickleball, pools, Kids Academy and hydrotherapy suites. No exact opening day has been posted.

The rumor page answers one question that comes up about the club. Life Time has told the City it doesn't plan to offer discounts based on where you live, so memberships will be individual or family decisions.

Here's where each of these stands as of this week:

Business Address Status
7 Brew Coffee 570 Castle Pines Parkway Opened October 5, 2026
Former Safeway site 560 Castle Pines Parkway Vacant; owner seeking a tenant per the City's March 2026 update
Castello Italiano 361 Village Square Lane, Suite 130 Opened September 1, 2026
Life Time Castle Pines 7373 Canyon Forge Drive "Arriving November 2026"

The Part the City Does Control: The Pavement

The Parkway itself is the City's job, and this fall it's the project residents are actually driving through. Reconstruction of the westbound lanes started June 1 under the City's Road Solutions program. At the same time, the Castle Pines North Metropolitan District is replacing the waterline under the road.

Here's the schedule, based on the City's project page updated October 5:

  1. Done August 11: the westbound stretch from Monarch Boulevard to Deer Clover Drive, including the section in front of Timber Trail Elementary, reopened.
  2. Expanded July 14: crews found the concrete between Forest Park Drive and the Buffalo Trail roundabout was more damaged than expected, so City Council approved replacing it with asphalt in both directions instead of grinding it smooth.
  3. Late October: asphalt paving of the remaining westbound lanes is expected to begin. After that, traffic shifts onto the new pavement and the old eastbound concrete comes out.
  4. Early to mid-November: final paving of the remaining eastbound lanes from Forest Park Drive to near the Buffalo Trail roundabout is expected.

Until then, both directions share the eastbound lanes inside the work zone, and lane shifts change as the work moves along. All of the timing depends on weather.

December Belongs to The Ridge

The City's other main tool is its event calendar, and in December that calendar centers on one address. The City and the Castle Pines Chamber of Commerce launched Winter Wonderland at The Ridge golf course together in 2021, as The Castle Pines Connection reported at the time. The tree lighting has been held at The Ridge in 2024 and 2025, and the 2026 series is there again, at 1414 Castle Pines Parkway. The City describes The Ridge as a public course managed by Troon Golf. Its restaurant is Park Place at The Ridge.

Date Event Time
Friday, Dec. 4 Tree Lighting 5 to 7 p.m.
Saturday, Dec. 5 Holiday Movie Night 5 to 7 p.m.
Sunday, Dec. 6 Gingerbread House Decorating 10 a.m. to 4 p.m.
Saturday, Dec. 12 Holiday Bingo 3 to 9 p.m.
Dec. 12 and 13 Holiday Carriage Rides 4 to 8 p.m.
Sunday, Dec. 13 Holly Jolly Brunch 9 a.m. to 3 p.m.

The Tree Lighting opens the series. Several of the City's event pages still say "details coming soon," and the tree lighting page has a form for local businesses that want to be a vendor or sponsor. One more date before then: the City's calendar lists a Coffee Klatch with Tracy at Ziggi's Coffee, 7298 Lagae Road, from 7:30 to 8:30 a.m. on November 5.

New storefronts on the Parkway open when an owner and a tenant come to terms. The road crews and the December calendar run on the City's schedule.
